Building Surveyors Services
RICS Certified Building Surveyors / Building Surveying Services
Dealing with property affairs is tricky; landlords, developers, and investors can easily be tricked into purchasing a building before they are even done with gleaning complete information about its condition.
Conducting a building survey is therefore crucial as it involves assessing its architectural design, structural integrity, electrical and plumbing systems, mechanical components, roofing, fire protection, utility systems, water management, safety, and compliance with the regulations. Having certified building surveyors services can save you from numerous troubles in the long run, and with an affordable building survey cost
We at SJH Surveying Services provide RICS-certified professionals to survey the commercial or domestic property you intend to buy. You will get a detailed report elaborating on all building specifications that would save you from any expected loss.

Types of RICS Surveys
There are three types of building surveys, and the type of survey you need solely depends on the condition of the building:
Level 1 Building Survey
A Level 1 survey is a basic overview of a property’s condition that utilises a traffic light rating to indicate its overall state. It is suitable for confirming the good condition of standard, modern properties but not recommended for older, unusual, or extensively altered properties.
Level 2 Building Survey
A mid-level survey is a typical choice for properties that are in a reasonable condition, and includes everything covered in a basic survey but with added extras. It identifies issues that may affect the property’s value, offers advice on repairs and maintenance, and highlights problems such as dampness, subsidence, and non-compliance with building regulations. The inspection is non-intrusive, and the surveyor won’t look behind furniture or under the floorboards, limiting the examination to surface-level issues.
Level 3 Building Survey
Previously called a structural survey, this is the most thorough residential property survey available, providing a detailed evaluation of the property’s condition. The report will describe each element of the house, identify defects, their apparent cause and the urgency of repair, and provide maintenance options, including approximate associated costs. Due to its descriptive nature, an L3 survey is feasible for buildings older than 50 years.
We at SJH Surveying Services house the expertise to conduct all types of building surveys; whether you need a skilled private building surveyor or a commercial building surveyor, we have got you covered.

Key Factors for a Building Survey
Assessing a building’s condition requires multiple factors to consider before compiling a detailed survey report.
Boundary Bother: Property surveys include assessing the condition of boundary walls and fences. Issues may arise if the property’s boundary is adjacent to public property or land.
Cracks: Cracks are one of the common flaws in a building survey. However, it’s important to remember that not all cracks refer to an old building; some might be due to water leakage; therefore, knowing the exact cause of cracks is mandatory.
Damp: A professional commercial building surveyor will look for the dampness in a property as not only dampness damages a building but it is also detrimental to one’s health.
Unapproved Alterations: Another major aspect is to check if an extension or alteration is violating the regulations. This is vital as it saves clients from expected legal issues.
Also, our property surveyor will inspect the house drainage system, ineffective insulation, roof issues, wiring and electrical problems, woodworms, etc., to compile a comprehensive survey report for his clients.
